If you live near South Shades Crest Road, this one's close to home. Signature Homes proposed Collier Valley, a 331-acre development between Blackridge and South Shades Crest Road, and it was on the zoning commission's Monday, Nov. 2 agenda. It touches Southpointe, Shades Pointe, Rushing Park, Canyon Cove and Shades Run.
The plan allows up to 331 residential units and up to 150,000 square feet of commercial space. A possible school site could go to Hoover City Schools if the school board decides it needs one.
- Hotel: up to 135 rooms
- Open space: at least 30% of the acreage
- Height: six stories at most
- Mixed-use buildings: no more than 40 multifamily units each
$3,000special school fee per residential lot
It would be collected when the building permit is issued.

Two linked requests would drop the school-use designation from about 40 acres of Everlee and pull about 162 acres of Blackridge, once set aside for a city recreation donation, into Collier Valley. The commission recommends rezonings to the City Council.
